Orchard Road, the place to see and be seen, has more than 40 malls, six department stores and over 5,000 retail and food and beverage outlets. There are more on the way, even as 268 Orchard Road is edging towards completion.
Orchard Road Humble Beginnings
A century and a half ago, in the mid 1800s, it was the nutmeg, pepper and fruit orchards that gave Orchard Road its name.
Though long gone, Singapore's famed tree-lined retail strip continues to offer one of the world's premier shopping experiences. Like the Ginza of Japan, Orchard Road, a bustling promenade of splashy malls, old-school merchants, buskers, bistros and restaurants of every taste, continue to thrill the crowds, both foreigners and locals alike.
Orchard Road has always been an important street. It linked the Tanglin residential area to the business and commercial district of High Street and Raffles Place. The site, which included the current Ngee Ann City was a sprawling burial ground, the Tai Shan Ting cemetery in the 1950s.
But C.K. Tang department store founder, Mr Tang Choon Keng, declared it had promise and soon after that, Orchard Road began to transformation in the 1960s, after the Government zoned the area for retail use and the cemetery land was cleared.
Located at the junction of Scotts Road and Orchard Road, buildings like Shaw House and Shaw Centre, Tangs@Tang Plaza and the Singapore Marriott Tang Plaza Hotel are landmarks.
Shaw House's Lido Theatre opened in 1959 with a screening of MGM’s Torpedo Run.
Ion Orchard, Ngee Ann City and Paragon give this stretch of Orchard Road its glamour. Mandarin Orchard hotel remains with tourists owing to its prime location. Mandarin Gallery alongside the above three malls showcase upmarket brands.
Though this charming, tree-lined stretch of Orchard Road is less frequented, unique shops like the Palais Renaissance and the Hilton Hotel cater to the well-heeled and people in the know.
Nearly all of Singapore’s large property companies have a presence on Orchard Road. Here goes:
City Developments with St Regis Hotel and Residences;
CapitaLand with Ion Orchard;
Far East Organization with Far East Shopping Centre and Orchard Central;
Overseas Union Enterprise with the Mandarin Orchard Singapore and Mandarin Gallery;
Hotel Properties Limited holds Hilton Hotel Singapore and Forum The Shopping Mall;
Tang family with Tang Plaza, which includes the department store and the Singapore Marriott Tang Plaza Hotel;
Shaw family are behind Shaw House and Shaw Centre.
There are even foreign property players such as Australia’s Lendlease with 313 @ Somerset.
Mr Kwek Leng Beng, Hong Leong Group executive chairman, sees potential upside in the upper Orchard area, the relatively quieter stretch from Tanglin Shopping Centre to Tanglin Mall. Here is what he said:
"Among the buildings are Far East Shopping Centre and Orchard Parade Hotel belonging to the Far East Group. Hotel Properties Limited owns Hilton Hotel and Forum The Shopping Mall and Hard Rock Cafe. These sit on large land parcels, valuable real estate that has the potential of seeing rising capital values. This upper Orchard area has long term strategic value and a great future for capital values. And don't forget tree-lined Orchard Boulevard which also holds great potential".

Ardmore Resilient Despite Luxury Condo Market Doldrums
What folks said:
R'ST research director Ong Kah Seng:
"what sets the Ardmore Park area apart from other high-end residential districts in Singapore is its "purely luxury" positioning. It's very different from new high-end residential areas like Marina Bay and Sentosa Cove, where each condominium project there has a wide mix of very small to average-sized units and has a more diverse resident profile."
Knight Frank Singapore executive director for residential services, Tan Tee Khoon:
"Most of the property owners at the Ardmore area are well-heeled and not in any hurry to sell. Also take into consideration is the likelihood that they are not able to get a like-for-like replacement in the same area for the same price, especially given that transaction costs are now higher due to additional buyer's stamp duty."
"Interest from affluent buyers is likely to remain strong should the opportunity to buy return."
Eyo of Singapore Christie’s Homes: It's clear why Ardmore Park is back in vogue;
"Everytime there’s a market turnaround, Ardmore Park is the first to see buyers return and prices rebound.”
